How we work

Four stages, from first conversation to decision

A clear, straightforward route for your project, with you involved at every stage.

The four stages

  1. Step 1: Consultation

Tell us about the site, what you would like to do and your budget. We talk through what is possible and which approvals are likely to be needed.

What to expectBring whatever you have: notes, photos, an early sketch or just an idea.

  2. Step 2: Design

We review the site and develop the design with you, from first layouts to a scheme you are happy with.

What to expectYou see the scheme take shape and can comment on it before anything is submitted.

  3. Step 3: Planning and submission

We prepare the application drawings and supporting documents and submit them to the local authority on your behalf.

What to expectA clearly organised application that is straightforward for the planning officer to assess.

  4. Step 4: Decision and next steps

We keep track of the application while the council assesses it and keep you informed. Once a decision is issued, we help you plan what comes next: building regulations, interiors or construction.

What to expectThe decision rests with the local planning authority. We will explain the outcome and your options.

Planning permission is decided by the local planning authority, and building regulations approval by building control. Timescales and outcomes are set by them, not by us.

Questions

Common questions

Can you guarantee planning permission?

No. Planning decisions are made by the local planning authority, and no designer can guarantee an outcome. What we can do is understand the site, design a scheme that responds to it, and present the application clearly.

What should I bring to the first conversation?

The address, any photos, and a description of what you would like to do. Notes, sketches or an existing set of drawings are helpful, but not essential.

Do I need all three services?

No. Many clients use us only for planning and building regulations drawings. Interior design and construction management are available if you want them.
